Selling your home can feel like a whirlwind of emotions and paperwork, but it doesn't have to be overwhelming. Whether this is your first time selling or you're a seasoned pro, staying organized is key. To help you stay on top of everything, I've created a comprehensive closing checklist that will guide you through the final stages of selling your home.
Here’s what to expect and how to prepare:
1. Review Your Sales Contract
- Double-check terms: Review the final offer to ensure all the terms, including the price, contingencies, and closing date, are as agreed upon. 
- Understand contingencies: These could include home inspection, financing, or appraisal. Make sure you're clear on what contingencies are still in place and whether they’ve been cleared. 
2. Hire an Attorney (if required)
- In some states, having a real estate attorney is mandatory for the closing process. If you're unsure whether this applies to you, check with your real estate agent or local regulations. 
3. Schedule the Closing
- Set a date: Coordinate with your buyer, their agent, and your attorney (if necessary) to finalize a closing date. 
- Confirm the location: Make sure you know whether the closing will take place at your attorney’s office, the title company’s office, or elsewhere. 
4. Get Your Home Ready for a Final Walkthrough
- The buyer will likely conduct a final walkthrough of the home prior to closing. This is their opportunity to ensure that everything is in the same condition as when they first saw it. 
- Take care of any last-minute repairs: If there were issues identified during the home inspection, confirm that repairs have been completed or address any agreed-upon credits. 
- Clean the home: Leave the property clean and free of debris. A final cleaning can make a great impression on the buyer. 
5. Gather Important Documents
- Title deed: Ensure the title is clear and there are no legal issues that could delay the closing. 
- Disclosures: Review any required disclosures, such as lead paint, radon, or water damage, and ensure they’re up to date. 
- Mortgage payoff statement: If you still owe on the property, make sure to have the payoff amount and instructions ready. 
6. Address Any Outstanding Financial Items
- Property taxes: Confirm that property taxes are paid up-to-date, or determine if adjustments are needed at closing. 
- Homeowners’ association (HOA) fees: If applicable, ensure you’ve settled any dues or provide the buyer with the necessary documentation. 
7. Prepare for Closing Costs
- Understand your closing costs: As a seller, you will typically be responsible for agent commissions, repair costs (if negotiated), and possibly part of the buyer's closing costs (like title insurance or transfer taxes). Be sure to know what your final costs will be. 
- Bring your ID and payment method: You may be required to bring a form of identification and a check for any remaining fees. 
8. Transfer Utilities and Services
- Set up transfer dates: Make arrangements to transfer utilities (electric, gas, water) to the buyer’s name, or schedule final readings. 
- Cancel services: Make sure to cancel or transfer any services like trash collection, lawn care, or alarm systems. 
9. Pack Up and Remove Personal Items
- Pack everything: Be sure to pack all personal items and remove everything from the house that isn’t included in the sale. 
- Leave behind manuals and warranties: It’s always a good gesture to leave behind manuals for appliances, home systems, and warranties if applicable. 
10. Final Walkthrough and Signing the Closing Documents
- The final walkthrough gives the buyer a chance to ensure everything is in order before they sign off. 
- At closing, you’ll sign the deed of sale, any required documents, and provide the keys to the buyer. 
11. Celebrate!
- Once all paperwork is signed and the transaction is complete, you can officially close the chapter on this sale. Celebrate your hard work and success!
